Why do I need a survey?

If you need a mortgage to buy your new home then your lender will normally require a valuation to be carried out. This is not a survey, but an assessment of the security of the property for loan purposes for the benefit of the lender. However one in five homebuyers relies solely on a mortgage valuation report, so it is not a surprise that many experience unplanned repair bills after they have moved in.

Having the right survey completed enables you to have a good understanding of the condition of the property prior to committing to the purchase and avoid any unforeseen expenditure.

A valuation gives you an outline of the general condition of a property together with our assessment of value.  A valuation is required if borrowing from a lender, refinancing or just looking for an expert written valuation.

RICS HomeBuyer Report

The RICS HomeBuyer Report is suitable for residential properties, including apartments, houses or bungalows which appear to be in reasonable condition. It is not advised for properties that may require extensive works. In this instance a more detailed Building Survey is advised.

RICS Building Survey

A RICS Building Survey is a better option if you are considering purchasing a property that is listed, of unconventional construction, in need of renovation or major works. This will provide you a detailed and comprehensive report.
